Repair or replace? Honest signs it's time
Most roof problems are repairable, and a good roofer will tell you when a repair is enough. Replacement starts to make sense when you see several of these together:
- Age: standard architectural shingles on the Texas Gulf Coast commonly last around 18–25 years. Many roofs in established Pearland neighborhoods like Southwyck, Southdown and Silverlake are at or past that range.
- Widespread hail damage across multiple slopes — bruised or fractured shingles can't be spot-repaired back to full life.
- Repeated leaks in different places over a year or two.
- Granule loss, curling, cupping or brittle shingles across the roof, not just one area.
- Soft or sagging decking in several areas, often from long-term leaks or poor attic ventilation.
If only one of these is true — say, one leak on a 12-year-old roof — start with a roof leak repair.
What a quality roof replacement includes
- Tear-off of all existing layers down to the decking, with tarps protecting landscaping and a magnet sweep for nails.
- Decking inspection and replacement of soft or rotted sheets (usually priced per sheet).
- Drip edge at eaves and rakes.
- Underlayment over the whole deck, with leak barrier in valleys and around penetrations.
- Starter strips and shingles installed to the manufacturer's specifications — including high-wind nailing where appropriate.
- New flashing and pipe boots, not reused old ones.
- Ventilation — ridge vents, box vents or soffit intake balanced so the attic can breathe; poor ventilation shortens shingle life in Texas heat.
- Ridge cap, cleanup and a final walkthrough with photos.
Materials that make sense in Pearland
| Material | Why people choose it | Trade-off |
|---|---|---|
| Architectural asphalt shingles | The local standard; wide color choice for HOA approval | Hail and heat shorten life |
| Class 4 impact-resistant shingles | Better hail resistance; some Texas insurers offer premium discounts | Costs more up front |
| Standing-seam or exposed-fastener metal | Long life, strong wind performance; common on rural lots in Manvel and Alvin | Higher cost; HOA approval needed in many subdivisions |
Typical roof replacement cost
For a typical Pearland single-family home, architectural shingle replacements commonly land roughly in the $9,000–$20,000 range, with larger homes, steep or complex roofs, impact-resistant shingles and metal going higher. Decking replacement, extra layers to remove and permits add to the total. These are general ranges, not quotes — compare at least two detailed written estimates.
Insurance-paid replacements after hail
When hail damage is widespread, your insurer may pay for replacement minus your deductible. Your adjuster decides; the roofer documents. A few Texas-specific rules protect you:
- Contractors can't waive or pay your deductible.
- Contractors can't act as your public adjuster.
- Expect the insurer to pay in stages (initial check, then depreciation after completion on many policies) — ask your agent how yours works.
Start with a post-storm roof inspection and photos, then file.
HOAs, permits and timing
In HOA communities, get your shingle color and style approved before scheduling. Ask the roofer to handle any permit your city requires and to schedule around the forecast — most single-family replacements take one to three days once materials are delivered.
